A VIEW FROM THE ROLLING TERRAIN
Great views start with beautiful terrain, and
Fulshear Creek
Crossing has it. The magic begins with rolling hills, deep creek
beds and gorgeous vistas that you'd expect to find farther west. There is an
abundance of mature live oaks and pecan trees, as well as ash, bois d'arc
and cedar elms. Waterways include Fulshear Lake, Huggins Lake, Fulshear
Creek and Union Chappel Creek.
The community is bordered on the east, south and west by a large family
ranch as well as numerous smaller estates. On the north is Downtown Fulshear

A MASTER PLAN WITH VISION
Before construction started on
Fulshear Creek Crossing,
much thought was given to protecting the environmental sensitivity of the
land, thus keeping with the cultures, traditions and neighborhoods that make
Fulshear so unique. Furthermore, to protect property values and to promote
architectural cohesiveness, strong deed restrictions and architectural
guidelines have been put in place.
The
Master Plan for Fulshear Creek Crossing includes four distinct
residential villages with approximately 1,100 lots and a commercial area.
Nature will play a vital part in the project, as a full 20% of the land will
be reserved for public open space comprised of woods, lakes, creek beds and
prairies all accessible by an extensive network of hiking trails.
The first residential village,
Lake Hill Farm Village,
takes its name from the farm that was established here by the founder of the
town. There are only 123 homesites in the initial phase of Lake Hill Farm
Village. They are sized typically as 1/2 acre (100' x 220') and 1/4 acre
(80' x 135'). Many of the lots back on to either Fulshear Creek or Union
Chappel Creek.
The proposed commercial area on the north side of the community will be
developed as an expansion of Downtown Fulshear.
The Master Plan calls for plenty of amenities, including the
Lodge
at Fulshear Creek Crossing. It will be the social center for the
community and will house the Welcome Center for the development. Across the
lake from the Lodge, Fulshear's newest vineyard is being nurtured.
Fulshear Municipal Utility District No. 1 of Fort Bend County has been
created to provide water and sanitary sewer capacity to the community. The
district will also maintain the lakes and drainage system. The streets and
storm sewers will be maintained by the city.
Fulshear Trace, the planned main north-south road for the
community, will be constructed in 2009 / 2010. The road will begin at the
to-be-reconstructed Downtown intersection of FM 1093 and Main Street, and
extend beyond the southern boundary of the community. In accordance with the
city's thoroughfare plan, Fulshear Trace will be constructed as a two-lane
asphalt, country-style road with wide setbacks. In the meantime, access to
the community will be from Lake Hill Farm Way at FM 1093, just west of City
Hall.

To set high standards for the first new homes in Fulshear Creek Crossing, we
relied on two builders who have earned well-established reputations for
excellence. David Weekley Homes and MHI/Coventry Homes are the
builders for the initial phase of Lake Hill Farm Village. Home prices range
from $325,000 to $600,000.

minutes away are Wertheimer Middle School (opened in Fall, 2008), Briscoe
Junior High School and Foster High School. In November, 2008, the school
district announced the purchase of 124 acres for the construction of a new
high school, junior high school and a sixth-grade middle school, all about
one mile from Fulshear Creek Crossing.
